    FREQUENTLY ASKED QUESTIONS ABOUT PAYING RENT

    1) How do I know how much to pay each month?
    You will receive a rent statement in the mail around the first of each month. The statement will show all charges that you owe. The charges are in columns showing rent, security deposit, retroactive rent, excess utilities, and sales/service charges.

    2) When is my payment due each month?
    Your payment is due on or before the first of each month.

    3) Where do I make my payments?
    Always mail your rent payment in the gray envelope that you receive with your statement. These envelopes are addressed to MPHA's payment process office. If you do not have a gray envelope, use another envelope and mail the payment to:

    4) Can I pay in person at the Rent Collection office? Generally, “No.”
    The Rent Collection Office only accepts payments from tenants who received a lease termination letter for non-payment of rent or other charges. If you did not receive a lease termination letter and try to pay at the Rent Collection Office, MPHA will not accept the payment. MPHA will tell you to mail your payment to the processing center. If you have received a Notice of Termination of Non-Payment of Rent letter, then you must pay in person at the Rent Collection Office so that MPHA can stop the lease termination process. If you received a lease termination letter for a charge other than rent, you may pay the charge at the Rent Collection Office.

    5) Can I mail cash?
    No, never mail cash. Always mail a personal check, cashier’s check, or money order. Also, always keep a receipt of the money order or cashier’s checks, the cancelled check or monthly bank statement for your records.

    6) What information should I write on my payment to make sure you know it is my payment?
    Write the head of household's name, address and unit identification number on your check, money order, or chashier's check. Write clearly, so MPHA can read it.

    7) If my rent is late, what is the late fee?
    Currently, MPHA does not charge late fees on rent.

    8) Whom do I call with questions about my rent payment?
    Contact your Rent Collection Agent with questions or concerns about paying your rent. The telephone number to the Rent Collection Agent for North High-rise and Family Units is 612-342-1466 and for South High-rise Units the telephone number is 612-342-1216.

    9) Whom do I call with questions about my rent amount?
    If you do not agree with the amount of your rent, contact your Eligibility Technician. The Eligibility Technician is the person who collects your income information and calculates your rent. If you are not sure who your Eligibility Technician is, contact your Property Manager.

    10) Whom do I make my money order or check payable to?
    Write your money order, cashier check, or personal check out to “MPHA” or “Minneapolis Public Housing Authority”. Also, write your name and full address on the payment.

    11) What should I do if I receive a Notice of Termination for Non-Payment of Rentletter?
    Do not ignore this letter! Carefully read the letter and pay your rent at the Rent Collection office in full by the due date in the letter. If you are unable to pay according to the letter, contact your Rent Collection Agent for North High-rise and Family Units at 612-342-1466 and for South High-rise Units at 612-342-1216.

    12) I made my payment but it is not showing up on my statement, what should I do?
    Give your payment at least one week from the date you sent it to show up on your account. If it is past one week, contact your Rent Collection Agent for North High-rise and Family Units at 612-342-1466 and for South High-rise Units at 612-342-1216.

    13) I am not receiving statements, what should I do?
    Even if you do not receive a rent statement, you must pay your rent each month. Wait at least one week from the date you sent your payment to show up on your account. If it is past one week, contact your Rent Collection Agent for North High-rise and Family Units at 612-342-1466 and for South High-rise Units at 612-342-1216.

    14) I am not receiving rent statements, what should I do?
    Even if you do not receive a rent statement, you must pay your rent and other charges each month. Sometimes, you may not receive a statement due to a technical error. If you do not receive a statement for two or more months in a row, contact your Rent Collection Agent at 612-342-1466 for North and Family Units and at 612-342-1216 for South units for help.

    15) What happens if my check is returned for non-sufficient funds?
    After MPHA has made two unsuccessful attempts to collect the payment, MPHA will send you a notice of a charge of $15.00 for each check that is returned for non-sufficient funds.

    16) I have received a yellow reminder statement, but I know that I made my payment, why am I receiving this reminder?
    MPHA mails a yellow reminder statement in the middle of each month to all tenants who have a balance of any type. It may take a week for a pyament to show up on your account. If you made your payment and still received a reminder statement, it is possible that MPHA mailed the statement before MPHA applied the payment to your account.     17) How do I avoid MPHA filing an eviction action in court for non-payment of rent against me?
    Always pay your rent on time each month.This will avoid a possible lease termination for non-payment of rent and will avoid the filing of an eviction action.

    18) Whenever I make payment for a particular charge, it is applied to rent instead; why does this happen?
    If you do not specify where you want your payment applied, MPHA will apply the payment to outstanding charges in the following order: 1) rent; 2) security deposit; 3) retroactive rent; and 4) sales & service charges. Carfully read your statements to understand where MPHA applied your payment. Please write on the payment slip where you want your payment applied.
